How Our Program Works
Our Lease-Option Program is designed to help you purchase your own home that fits your needs and your financial situation to set you up for success. That is why the first step is an assessment with our credit team who will evaluate your situation and develop a plan to repair your credit. You will then be assigned to a realtor that will help you find a home in the price range determined by the mortgage broker that meets your needs.

How Do You Qualify
We take our qualification process seriously because at the end of the program we want you to purchase your home and achieve home ownership.
You will be able to take advantage of our program with ANY or NO CREDIT as long as you can put down 10% or more and can demonstrate that you have a stable income to support your monthly payments.
The Ten Down Program
Lease Option is simply where you buy the property from us or our Investors under a private contract and we act as a financial institution, just like a bank.
If you have a 10% down payment, you can get the property without going through the traditional qualifying and loan approval process.
However, unlike banks we are not in the business of providing permanent financing, so we can finance you only for a 1-5 year term, to help you jump from renting into homeownership.
We will give you a residential lease with the option to purchase the property at a specified price at any time during the lease period (between 1-5 years).
Any payment quotes we make would be based on a fair market rent or slightly above, but our Ten Down Program arrangement would be for 1-5 years. At the end of that term, you will have to obtain a replacement loan from a traditional lender. And again at that point, you would go for a “refinancing” loan, which should be easier & less costly to get than a “new purchase” loan, assuming you kept your credit straight and made payments on time.
Our lease-option is 12 or 60 months because most people’s credit situations can be corrected in that time. On day one, after signing up, the tenant-buyers meet the mortgage broker and credit repair person with whom they will be working. The goal is to have the tenant-buyer hit “The Four Pillars of Improving Credit” so that they can qualify for a mortgage loan and exercise their option to purchase at the conclusion of the agreement.
The Four Pillars are:
- Cleaning up past credit issues.
- Getting a checking account.
- Getting a secured credit card.
- Reporting the tenant-buyer’s on-time rent payments to the Credit Bureau for them using a service called RentalKarma.
If the tenant-buyer hits those Four Pillars, they should be able to qualify for a bank loan or refinancing within 12-24 months.
